Areas to Live Near the Malaysia–Singapore Second Link (2026)

If regular travel to Singapore is part of your plan, choosing a Johor property is also a location and commuting decision. Start by comparing the western Iskandar Puteri corridor and testing how each neighbourhood works for your routine.

Start with your routine, not a ranking: There is no single “best” area for every household. Compare where you need to go, when you cross the border, property type, budget, schools and amenities, then test the journey at the times you would actually travel.

Why Iskandar Puteri is the logical search area

Iskandar Puteri City Council covers a substantial part of western Johor. MBIP reports a gazetted area of 402 km² and describes it as part of Flagship B of Iskandar Malaysia. Its current transport information also specifically includes a Causeway Link cross-border bus category for the Second Link.

That makes the wider Iskandar Puteri area a practical starting point for someone whose property search is tied to western cross-border access—but proximity on a map does not guarantee a predictable commute.

Three areas already covered by SecondLinkLiving

1. Iskandar Puteri

For a first-time researcher, “Iskandar Puteri” is more useful as a broad search geography than as a single neighbourhood. MBIP's official portal lists residential areas, transport, facilities, attractions and OneMAP among its city services, reflecting the size and variety of the council area.

Compare individual precincts based on your own destinations rather than assuming every Iskandar Puteri address offers the same journey. Read the Iskandar Puteri guide →

2. Eco Botanic

Eco Botanic is one of the specific township searches already covered in our location guides. When assessing it, look beyond the property itself: visit the surrounding commercial areas, test weekday and weekend traffic, identify the roads you would use toward the Second Link and compare the housing type against your ownership and maintenance preferences.

3. Horizon Hills

Horizon Hills is another established residential option to include in a western Johor comparison. For landed or strata choices, compare the actual precinct, access points, management or maintenance obligations where relevant, nearby daily amenities and the route you would use for Singapore travel.

How to compare locations for a Singapore commute

01Test the route at your real travel timeA midday map estimate is not a substitute for experiencing weekday peak conditions and border processing.
02Check more than one transport optionMBIP's September 2026 transport information points residents to local bus services and Causeway Link cross-border services via the Second Link. Routes, stops, fares and timetables can change, so check the operator before travelling.
03Map your everyday destinationsInclude work, school, groceries, healthcare, family and leisure—not only the checkpoint.
04Compare the actual propertyForeign-buyer eligibility, title, price, property condition, financing and recurring ownership costs can outweigh a small difference in driving distance.

Public transport is part of the picture

MBIP updated its Iskandar Puteri public-bus information on 4 September 2026 and points users to Bas Muafakat Johor, Bas.MY Johor Bahru and Causeway Link's Second Link cross-border services. It also recommends checking live/operator information because routes, stops, schedules and fares are subject to change.
