Horizon Hills at a glance

Gamuda Land describes Horizon Hills as a 1,200-acre low-density integrated township in Iskandar Puteri comprising 11 secured residential precincts. The township includes an 18-hole par-72 golf course and clubhouse, while the official Horizon Hills site identifies Gamuda Land and UEM Sunrise as the joint-venture developers.

What homes are currently being marketed?

As of 25 September 2026, Gamuda Land lists several Horizon Hills products as having limited units. Examples include GreenVille two-storey link homes from RM1 million, KingsWood two- and three-storey cluster homes from RM1.4 million, MontCourt cluster homes from RM1.5 million and The Peak cluster, semi-detached and link-bungalow homes from RM1.7 million.

These are developer-published starting prices for specific products, not a valuation of the township or its subsale market. Availability and pricing can change. Verify the exact unit and approved sales information before relying on them.

A mature township with newer commercial amenities

Horizon Hills has residential, golf, education and commercial components. Its official site lists Horizon Square, Horizon Avenue, the golf and country club and education facilities. Horizon Mall officially opened in September 2026; the township's announcement describes it as a four-storey neighbourhood lifestyle mall with about 300,000 sq ft gross floor area.

Foreign-buyer eligibility: check the exact home

Singapore citizens fall under Johor's foreign-interest property rules. Johor currently publishes a RM1 million and above minimum for specified permitted residential categories, subject to property type, title restrictions, quota/release requirements and State Authority approval.

This is especially important when comparing Horizon Hills products because the township contains multiple property types and both developer and secondary-market homes. A price at or above RM1 million does not by itself guarantee eligibility. Johor foreign-interest rules ↗

State approval and transaction costs

Johor currently publishes a RM2,000 application fee per title. For residential acquisitions, the state approval charge is 3% of the applicable property value or RM30,000, whichever is higher. The published value basis differs for developer purchases and subsales.

What to investigate before buying at Horizon Hills

01Identify the precinct and exact propertyHorizon Hills spans 11 residential precincts. Do not treat every address as having identical access, surroundings or housing characteristics.
02Confirm foreign-buyer eligibilityHave your lawyer check the exact title, category, price, restrictions and State Authority requirements before committing funds.
03Separate new and subsale researchFor developer stock, review the product and contractual information. For subsale, inspect the actual property and investigate title, condition and seller documentation.
04Test your Singapore commuteThe developer publishes accessibility estimates, including to Tuas Checkpoint, but these are marketing estimates—not guaranteed cross-border journey times. Test your route at representative travel periods.
05Check recurring ownership obligationsAsk about maintenance or management charges, sinking fund where applicable, assessment, quit rent and other costs for the specific property.

Second Link access: avoid relying on a headline travel time

Horizon Hills' official site promotes connectivity to the Malaysia–Singapore Second Link and other major roads and publishes a 25-minute accessibility estimate to Tuas Checkpoint. That should be treated as developer-supplied orientation only. Actual cross-border travel depends on the property's location within the township, traffic, checkpoint queues, time of day and your onward Singapore destination.

New launch or subsale?

The township's long development history means buyers may encounter both current developer inventory and existing homes. These should be compared separately. Physical inspection can provide more information about a completed subsale, while a developer purchase requires close review of the contractual product, specifications and delivery terms.
